This project is the first LEED Platinum 2.2 building in the country as well as the fourth LEED Platinum building for Rumsey Engineers. To meet the stringent LEED Platinum criteria, and to make the building 40% more energy efficient than a typical office building, new innovative mechanical systems were incorporated into the building envelope, while many old components of the building were preserved. Komorous-Towey Architects, along with Rumsey Engineers, mechanical engineers, and Integrated Design Associates, electrical engineers, designed the renovated office building in Oakland, headquarters for StopWaste.Org, the Alameda County Waste Management Authority and the Alameda County Source Reduction and Recycling Board operating as one public agency.
The building's high efficiency HVAC system provides excellent indoor air quality while eliminating reheat in the office spaces and costing less than a conventional VAV reheat system. The system is designed to be highly responsive to building use: carbon dioxide sensors automatically adjust the amount of fresh air flow according to the number of building occupants, and temperature sensors notify occupants when conditions outside are optimal to open the windows and provide additional, natural ventilation. Innovative water efficient strategies in the building include a rainwater catchment system, low-flow faucets, waterless urinals, dual-flush toilets, and permeable paving.
